Service
Mortgage assistance
Guidance on UAE property finance: what lenders look for, how to prepare, and how financing fits the rest of your plan, with regulated advice from an appropriately authorised provider.
- Delivery
- Through an authorised provider

What it is
A mortgage is a loan secured on the property. In the UAE, lenders assess the borrower, the property and the structure, and set limits on how much they will lend relative to the value and your income.
Nucleus helps you understand the landscape and prepare, and introduces you to an appropriately authorised provider for regulated mortgage advice. We do not lend, arbitrate between lenders or recommend a product.
Who it is for
- Buyers who plan to finance a purchase
- Non-resident buyers who need to understand what lenders may ask of them
- Owners considering refinancing
- Buyers who want finance in place before they make an offer
How this service is delivered
Through an authorised provider
Provided by an independent, appropriately authorised provider. Nucleus coordinates and introduces, and does not present this as a service it is directly licensed to provide. The provider is confirmed to you in writing before you proceed.
Nucleus is not a bank, lender or licensed mortgage adviser. Mortgage guidance is coordinated with an independent, appropriately authorised provider, and the lender contracts with you directly.

Decisions that matter
How much to borrow
The most a lender will lend and the most you should borrow are different things.
Fixed or variable
Rate structures change your exposure to rate movements. An adviser should explain them for your case.
Early repayment and fees
Understand what you would pay to leave or overpay, and what upfront costs apply.
Residency and non-resident status
Lender criteria can differ for residents and non-residents. Ask early.
Good to know
- Lend money or act as a bank or licensed mortgage adviser
- Recommend a specific lender or product
- Promise approval, a rate or a loan amount
How Nucleus is paid
Any adviser’s fees, and any arrangement between Nucleus and a provider, are disclosed to you in writing before you proceed. No figure is quoted on this page.
Questions people ask
Can you arrange a mortgage for me?
We introduce you to an appropriately authorised adviser, who can give regulated advice and submit applications. The lender contracts with you directly.
Can non-residents get a mortgage?
Sometimes, depending on the lender, the property and your profile. Criteria change, so ask an authorised adviser for your own case.
Should I arrange finance before I look?
Understanding what is realistic early is sensible. Pre-approval can help, but it is not a guarantee and is a matter for the lender.
