What it is

Between an agreed deal and a completed transfer there are many parties and documents: the buyer and seller, lenders, developers, the registration authority, and often lawyers. Transaction support is keeping these aligned.

Conveyancing, in the strict sense of legal work, is for lawyers. Nucleus coordinates the process and introduces independent professionals for legal advice.

Who it is for

  • Buyers and sellers who want a clear timeline
  • Overseas owners who cannot attend in person
  • Buyers combining a mortgage, a resale and a developer clearance in one transaction
  • Off-plan buyers tracking registration and payments

How this service is delivered

Through an authorised provider

Provided by an independent, appropriately authorised provider. Nucleus coordinates and introduces, and does not present this as a service it is directly licensed to provide. The provider is confirmed to you in writing before you proceed.

Nucleus coordinates the process. Legal and regulated work, including contract review and legal advice, is carried out by independent, appropriately authorised professionals. Nucleus is not a law firm.

How it works

  1. 01

    Intake

What is agreed, what remains open and who is involved.

  2. 02

    Checklist

Documents and clearances needed, with owners and dates.

  3. 03

    Coordination

Chasing and aligning the parties through each step.

  4. 04

    Transfer

Registration with the Dubai Land Department or the Abu Dhabi authorities, as applicable.

  5. 05

    After transfer

Confirming title documents, utilities and any tenancy arrangements.

How Nucleus helps

  • Timeline and checklist

A single, shared list of what is needed, from whom and by when.

  • Document readiness

Making sure identity documents, title documents and clearances are ready before they hold up a step.

  • Party coordination

Keeping lender, developer, lawyer and counterparty aligned on dates and conditions.

  • Transfer day

Preparing you and the others for the transfer appointment and following up afterwards.

  • Referral for legal advice

Introduction to independent legal advisers for contract review, powers of attorney and structuring.

Decisions that matter

  • When to involve a lawyer

Before you sign. Contract review after signing is far less useful.

  • Who attends the transfer

In person, or via an authorised representative under a power of attorney. Your lawyer prepares that.

  • Clearances and conditions

Developer, lender and community clearances can add time. Build them into the plan.

Good to know

  • Give legal advice or act as a law firm
  • Draft or sign contracts on your behalf
  • Hold client funds

Coordination is part of working with Nucleus on a transaction. Lawyers and other professionals charge separately, and you contract with them directly.

Questions people ask

Do I need a lawyer?

That is for you to decide, but for most purchases and sales independent legal advice is worth having. We can introduce one.

Can someone sign on my behalf?

Sometimes, under a properly executed power of attorney. Your legal adviser should prepare it for the jurisdiction concerned.

Do you hold deposits?

No. Funds move between the parties and the regulated channels the process requires.
