The terms for using this website: what it is, what it is not, and how its information should be used.

About these terms
These terms apply to your use of this website, which is operated by Nucleus Properties L.L.C. (“Nucleus Properties”, “we”, “us”). By using the site you agree to them. If you do not agree, please do not use the site.
How we handle personal information is explained in the privacy policy, and what the site stores in your browser is explained in the cookie policy.

What the site is
The site provides property advisory information and market intelligence about Dubai and Abu Dhabi, and a way to contact us about buying, investing, selling or leasing property in the UAE.

What the site is not
The site is not a property portal or marketplace. It does not list properties for sale or rent, show unit availability, take reservations or deposits, or let you buy, sell or invest in anything online. In particular, through this site Nucleus Properties is not acting as:
- A financial, investment or tax adviser
- A law firm or provider of legal or conveyancing services
- A mortgage lender or mortgage broker
- A valuation firm
- A payment processor or holder of client money

Information, not advice
Content on the site is general information. It does not take account of your objectives, finances or circumstances, and it is not legal, tax, financial, investment, mortgage or valuation advice. Before making a decision, take advice from a suitably qualified and, where required, licensed professional.
- Nothing on the site is a forecast, a valuation or a promise of price, rental income, capital growth or return
- Past market performance is not a reliable indicator of future results
- Property rules and fees differ between emirates and change over time; confirm anything you intend to rely on with the relevant authority

Information changes over time
We aim to keep the site accurate and to show where our information comes from. Property markets, regulations, developer plans and fees change, however, and content can become out of date or incomplete after it is published.
Do not rely on commercial details such as prices, payment plans, sales status, launch or handover dates or service charges without confirming them directly with the developer, the relevant authority or us at the time you act. We do not guarantee that any property, project or unit is available, or that any investment will perform in a particular way.

Third-party information and providers
Some information on the site comes from third parties, such as government authorities, regulators, developers and published market data. We identify sources where we can, but we do not control them and cannot guarantee that they are complete or current.
Where you need a service we do not provide ourselves, such as mortgage finance, legal or conveyancing work, or a valuation, it should be carried out by a provider authorised to offer it. Any such service is provided under that provider’s own terms, and mentioning a type of provider on the site is not an endorsement.

Enquiries and engagement
Sending an enquiry or contacting us does not create a client relationship or an agreement for services. Any engagement for brokerage or advisory services is agreed separately, in writing, under its own terms.
Please make sure the details you send us are accurate and that you are entitled to share them.

Intellectual property
The text, research, design, layout and structure of the site, and the Nucleus Properties name and marks, belong to Nucleus Properties or its licensors. You may view the site, print or save pages for your own personal, non-commercial use, and share links to it. You may not copy, republish, sell or systematically extract its content without our written permission.
Some photographs on the site are owned by third parties and used under licence, including open licences that require attribution. Those images remain subject to their own licence terms, which are listed under Image credits below.

The site links to other websites, such as government authorities, regulators and developers, and to services such as WhatsApp and email. We provide these links for convenience. We do not control those websites or services and are not responsible for their content, availability or privacy practices.

We aim to keep the site available and working properly, but we do not guarantee that it will always be available, uninterrupted or free of errors. We may change, suspend or withdraw any part of the site at any time, including for maintenance.

The site is provided free of charge as general information. To the extent permitted by law, Nucleus Properties is not liable for any loss or damage arising from your use of the site or your reliance on its content, including any decision to buy, sell, lease or invest in property, or for any loss of profit, opportunity or data.
Nothing in these terms excludes or limits any liability that cannot be excluded or limited under applicable law.

We may update these terms from time to time, for example to reflect changes to the site or the law. The version published on this page is the one that applies when you use the site.

Governing law
These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have jurisdiction over any dispute arising from them or from your use of the site.
