Privacy policy

What we collect through this website, why, where it is kept and how to ask about it.

Who we are

This website is operated by Nucleus Properties L.L.C. (“Nucleus Properties”, “we”, “us”), a UAE company whose commercial licence covers real estate buying and selling brokerage and leasing brokerage. The site provides property advisory and market information for Dubai and Abu Dhabi. It is not a property-listing service.

What this policy covers

This policy explains how we handle personal information collected through this website, mainly through the enquiry form. It also covers what happens when you contact us directly by email, phone or WhatsApp after finding us here.

The site does not ask you to create an account, does not take payments and does not run advertising tools. It does not run analytics.

Information you give us

The enquiry form asks for the following. Fields marked optional on the form can be left blank.

  • What you are considering: buying, investing, selling, leasing or something else
  • Your name and your phone or WhatsApp number
  • An email address (optional)
  • A message about your enquiry (optional)
  • Your confirmation that you are happy for us to contact you about the enquiry

Information recorded automatically with an enquiry

When you send an enquiry, the site also records some context about it. These are not form fields and you do not need to fill them in:

  • The page you sent the enquiry from and the type of page it is
  • The city, area, developer, development, service or guide that page is about, if any
  • Campaign tags in the link you followed to reach the site (UTM source, medium, campaign, term and content), if the link had any
  • The website that referred you, if your browser shares it
  • The first page you landed on during that visit
  • The date and time the enquiry was received

Technical information

To protect the form against automated spam, the server briefly checks your IP address to limit how many enquiries can be sent in a short period. This check happens in the server’s memory; your IP address is not saved with your enquiry.

As with most websites, the servers that host the site may record standard technical information, such as IP addresses, browser type and the pages requested, in server logs used to operate and secure the service.

How we use your information

We use the information described above to:

  • Read your enquiry, reply to you and discuss what you are looking for
  • Keep a record of enquiries we have received and how we handled them
  • Understand which pages and sources lead people to contact us, so we can improve the site
  • Protect the site and the form against misuse and automated submissions
  • Meet any legal or regulatory obligations that apply to us

What we do not do

We do not sell your personal information. We do not add you to a mailing list because you sent an enquiry, and we do not use your information for advertising profiles.

Why we are allowed to use it

We handle your enquiry on the basis of your request and the consent you give when you tick the confirmation box, and as reasonably needed to respond to you and to take steps you ask us to take. We use limited technical information to keep the site secure. You can withdraw your consent at any time by writing to us; this does not affect anything we did before you withdrew it.

Where your information is stored

The enquiry form sends your information to our server, which checks it and writes it to a database. Your browser never connects to the database directly, and the credentials used to write to it are kept on the server.

We use the following service providers, who handle data on our behalf:

  • Hostinger, which hosts the website and runs the server code that receives the form
  • Supabase, which hosts the database where enquiries are stored

Sharing and international processing

Enquiries are read by Nucleus Properties. We share your information with others only where you ask us to (for example, if you ask us to introduce you to a provider of a service we do not offer ourselves), where a service provider handles it for us as described above, or where the law requires it.

Our service providers may store or process data on servers located outside the United Arab Emirates.

How long we keep it

We keep enquiry information for as long as we need it to respond to you and to continue any conversation you start with us, and afterwards for as long as is reasonably needed for legitimate record-keeping or to meet legal obligations. When it is no longer needed, it is deleted.

Your choices and requests

You can ask us what personal information we hold about you, ask us to correct it, or ask us to delete it. You can also ask us to stop contacting you. To make a request, email hello@nucleusproperties.ae and say that your message is a privacy request. We may need to confirm your identity before acting on it, and we will reply within a reasonable time.

Your rights may also be set out in Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, to the extent it applies.

Security

We take reasonable steps to protect the information you send us: it travels to the server over an encrypted connection, the database is not accessible from the public website, and access to enquiries is restricted. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Cookies and browser storage

The site does not set its own cookies. To record where an enquiry came from, your browser keeps the campaign tags, referring site and first landing page in session storage for that browser tab. It is cleared when you close the tab and is only sent to us if you submit an enquiry. The cookie policy explains this in more detail.

Contacting us directly

If you contact us by email, phone or WhatsApp, we use what you send to respond to you in the same way as an enquiry. Those messages are also handled by the provider of the service you choose, under that provider’s own terms and privacy policy.

Children

The site and its enquiry form are intended for adults. We do not knowingly collect information from children.

Changes to this policy

We will update this policy if the way we handle personal information changes, for example if we add a new service provider or tool. The current version is always the one published on this page.
