Service
Property management
Coordination of day-to-day management of a let or vacant property, for owners who are overseas, busy or simply prefer not to run it themselves.
- Delivery
- Through an authorised provider

What it is
Property management is the ongoing running of a property on an owner’s behalf: finding and onboarding tenants, collecting rent, arranging repairs, inspecting and reporting, and handling renewals and move-outs.
Nucleus coordinates this with an appropriately authorised provider. It is not presented as a service Nucleus is directly licensed to provide.
Who it is for
- Owners who live abroad and want a local point of contact
- Investors with one or more rented units who want consistent reporting
- Owners moving between homes who need the property looked after in the interim
- Landlords who want tenancy paperwork and renewals handled correctly
How this service is delivered
Through an authorised provider
Provided by an independent, appropriately authorised provider. Nucleus coordinates and introduces, and does not present this as a service it is directly licensed to provide. The provider is confirmed to you in writing before you proceed.
Ongoing management is not one of the activities on Nucleus’s commercial licence. Where management is arranged, it is carried out by an appropriately authorised provider under a written agreement, and Nucleus coordinates. The provider is confirmed to you in writing before any engagement.
How it works
- 01
Initial conversation
The property, how it is used and what you expect from a manager.
- 02
Property review
Condition, documents and any existing tenancy, so scope and responsibilities are clear.
- 03
Agree scope and terms
A written management agreement setting out services, reporting and approval limits.
- 04
Onboarding
Handover of keys, documents and contacts, and how you will receive statements.
- 05
Ongoing management
Regular reporting, maintenance coordination and review as circumstances change.
How Nucleus helps
Tenant sourcing and onboarding
Marketing to suitable tenants, screening, and preparing tenancy documentation in line with the applicable rules.
Rent collection and statements
Collecting rent, passing it on, and providing statements so you can see what came in and what went out.
Maintenance coordination
Receiving tenant requests, arranging repairs with vetted contractors, and seeking your approval above agreed thresholds.
Inspections and reporting
Periodic condition checks with a written summary, so a property you are not near is not out of sight.
Renewals and move-outs
Handling renewal discussions, notice requirements and end-of-tenancy checks.
Decisions that matter
Approval thresholds
Decide what the manager can spend without asking you, and how fast you can respond.
Who holds the money
Understand where rent and deposits are held, how they are accounted for and how quickly they reach you.
Fee structure
Percentage, fixed fee or per task. Compare the whole cost over a year, not the headline.
Notice and exit
Know how to end the arrangement and what happens to deposits, keys and documents.
Good to know
- Guarantee a tenant, occupancy or a level of rent
- Hold itself out as a licensed property manager
- Name a management provider until an agreement is in place
How Nucleus is paid
Management is typically paid through a fee agreed in writing before work starts, which could be a share of rent or fixed charges for tasks. Figures are confirmed in the agreement; none are quoted here.
Questions people ask
Who actually manages the property?
An appropriately authorised provider, under a written agreement. Nucleus coordinates. The provider is named only once an agreement is in place.
Can I see what is being spent on my property?
Yes. Statements itemise income and expenses, and maintenance above an agreed threshold needs your approval first.
Do you guarantee a tenant or level of rent?
No. Rents depend on the property, the market and the timing.
Is management available in Abu Dhabi?
Only through an appropriately authorised firm, and only where it can be arranged for your property. Speak to an advisor so we can say clearly what can and cannot be arranged.
