What should I check before buying from Emaar?

Evaluate the project, not only the brand
Specification, service charges and rental appeal differ between communities and between buildings of the same developer. Compare at building and phase level.
Know which route you are buying through
Buying directly from a developer and buying from an existing owner follow different paperwork, timelines and protections. Establish at the outset which one applies.
Understand the phasing
Large masterplans release homes over time. Ask what is planned next to a given plot or tower and how that could affect views, noise and resale depth.
Confirm the project's registration and escrow
For an off-plan purchase in Dubai, ask which registered project the unit belongs to and how buyer payments are held. Dubai Land Department records and the sales and purchase agreement should agree with what you were told. Do not rely on a brochure.
Ask for service-charge history
Service charges are set per building or community and can change. Ask for the most recent approved budget and the last few years of charges, then weigh them against what the community provides.
