What should I check before buying from DAMAC?

Separate the brand from the building
A fashion, design or hospitality name on a tower does not by itself tell you who is responsible for the building. Check who manages the building, what services are included and how service charges are set.
Confirm the project's registration and escrow
For an off-plan purchase in Dubai, ask which registered project the unit belongs to and how buyer payments are held. Dubai Land Department records and the sales and purchase agreement should agree with what you were told. Do not rely on a brochure.
Read the sales and purchase agreement
Payment schedule, handover window, what counts as a delay, snagging terms and the remedies if either side defaults are all set in the contract. Have it explained before you sign, ideally by an independent legal adviser.
Compare like with like
Compare a building with other buildings of the same product type and age in the same area, rather than comparing brands. Specification, density and running costs differ between phases of one developer.
Plan a handover inspection
At handover, check finishes, fixtures and the common areas against the specification you were sold, and record defects formally within the process the developer sets. Nothing in this profile is a statement about any developer's handover record.
